Q:   What is the first step to finding the right home?  

A:   First, it is important to decide if you are better off to be renting or buying your own home. If you could be considering moving to another state at anytime soon then you may be better off sticking with renting for the flexibility. If you expect to stay in one area and the deals you are seeing in the Las Vegas real estate market are making you consider the idea, then give serious thought to exactly what you are looking for in a home.

There are benefits and responsibilities when you own your home. You are the one who needs to evaluate if this is the right time in your life for you to buy a home. The benefits such as the freedom to paint and redecorate as you wish, to plant a tree and put down roots yourself bring the best benefits for some people. The sheer joy of not having an upstairs neighbor keeping you up all night can be a benefit, but perhaps having a private back yard for your children to play is even more important.

You are the one responsible for repairs when the hot water heater starts leaking, but you also reap the tax benefits as well. Also if you are doing a fixed rate mortgage, then you will know your housing costs are going to stay the same instead of getting rent increase notifications with each new lease.

If a home buyer makes a list of their needs and wants and that list is within the price range of the mortgage loan they have been preapproved for, then that home buyer is going to have an easier time shopping for their new home.  Many of these focused home buyers will only need to tour less than a dozen homes since they know the area of the home they want, the price range and the size of the home they are looking for.  The more informed a home buyer is, then the less stress you will feel.
